As a service to my clients, I'll use this page to offer advice about how to prepare a property for sale.

I might include a list of simple things one can do to improve the appearance of a property without spending a lot of money. For example:

How does the quick sale price you offer me compare with an Estate Agent's valuation?

The price we offer depends on many factors, including the type and location of the property, its condition and also the rental potential. We normally require a discount off the open market value to cover our costs and generate our business profit. In any property sale there is always a trade-off between the agreed price and speed of the sale. The level of discount we aim for will depend on your specific property, but generally we will offer 75% to 85% of your property's open market value in return for the quick sale.

How quickly can I sell my property?

We can usually complete a sale in 3 to 4 weeks. However, if shorter time scales are required we can arrange to exchange within 7 - 10 days.

How much will the quick property sale cost me?

Nothing. There will be no Estate Agent’s fee, no survey fees and no solicitor's fees. Our offers are without cost or obligation. We will pay all your legal fees, and you can use your own solicitor or one recommended by us.

N.B. If your property is already on the market with an Estate agent please check your contract as some agents might ask you for a commission even if you haven't used them for the sale. This is not common, however, and for most people there should be no costs involved.

I need to sell my house quick but I don't want to move. What do you offer?

We offer a rent-back option where we will buy your property quickly and allow you to rent it straight back for an agreed period of time. The rent we will charge you will depend on your affordability but is generally based on the market value rental figure common for your area. A buy back option could be arranged as well along with the rent back.

What if I haven't got a solicitor? Can you recommend one?

Yes, and we will pay their fees.

Once a sale completes, how quickly do I have to leave the property?

We will fit within your needs. We can allow you to stay in the property for an agreed period of time.

How long do I have before I decide whether or not I would like to accept your offer?

Our written offer is valid for 1 month. It is possible to accept our offer more than 1 month after the date of the offer, although we do reserve the right to review the offer in these circumstances.

Which areas do you buy properties in?

We currently cover England and Wales.

What type and condition of properties would you consider?

Any.

Do you buy properties that are already tenanted?

Yes we do.
